Combustion analysis and flue gas readings
We fit a calibrated combustion analyser to the flue and take live readings of the gas being burned. These readings tell us whether the boiler is burning cleanly and efficiently, or whether it is producing excess carbon monoxide, which points to a fault inside the combustion chamber or heat exchanger.
This is one of the most important checks carried out during a service and is not something that can be judged by eye. It is also compared against manufacturer tolerances, so a reading that is technically 'running' but drifting outside spec gets flagged before it becomes a safety issue.

Seals, gaskets and the heat exchanger
Rubber seals and gaskets harden and shrink with heat cycling over time, and a failed seal can allow flue gases to escape where they shouldn't or cause a water leak inside the casing. We check the main access panels, burner door and any accessible joints for signs of wear.
The heat exchanger is inspected for scaling, sooting or cracking. A sooted heat exchanger usually points to a combustion problem elsewhere and reduces heat transfer efficiency, meaning the boiler burns more gas to deliver the same warmth to your radiators.

Burner, condensate trap and magnetic filter
The burner is removed, inspected and cleaned of any debris or scale build-up that affects the flame pattern. A poorly burning flame is both less efficient and a sign of a combustion fault worth investigating further.
The condensate trap is checked and cleared, since a blocked trap is one of the most common causes of a boiler locking out completely, particularly during a cold snap when condensate can freeze in an external or poorly insulated pipe run.
The magnetic filter, if fitted, is opened and cleaned of the black iron oxide sludge it collects from the central heating system. A neglected filter fills up and stops protecting the boiler's internal components from that same sludge, shortening the boiler's working life.

Gas rate, working pressure and safety devices
We measure the gas rate at the meter and the working pressure at the boiler, then compare both against the manufacturer's data plate. A boiler running outside these figures is either being starved of fuel or overfired, both of which affect performance and can shorten component life.
Safety devices, including flame supervision and any overheat or pressure relief mechanisms, are tested to confirm they trip and reset correctly. These are the components that shut the boiler down safely if something goes wrong, so confirming they work is not optional.

Protecting your manufacturer warranty
New boiler warranties, whether a 5, 7 or 10 year term on a Baxi or Worcester Bosch install, are issued on the condition that the boiler is serviced annually by a Gas Safe registered engineer and that records are kept. Skipping even one year can be grounds for a manufacturer to refuse a warranty claim on an otherwise covered fault.

Salt air and coastal corrosion on the Fylde Coast
Properties in Blackpool, Cleveleys, Fleetwood and along the seafront in Lytham and St Annes are exposed to salt-laden air that accelerates corrosion on external flues, condensate pipework and case fixings far faster than inland homes experience.
During a coastal service we pay particular attention to external flue terminals and any exposed condensate pipe runs for early signs of corrosion or salt staining, since a compromised external flue is a safety issue as well as a maintenance one. We also check case seals more closely on properties within a few streets of the sea, where the exterior of the boiler itself can show corrosion sooner than the manufacturer's typical service life would suggest.

Service records and long-term value
Beyond warranty protection, a consistent service history is genuinely useful if you come to sell the property, since buyers and surveyors increasingly ask for it, and it gives any future engineer a clear baseline of how the boiler has performed year on year.
We keep our own record of every service we carry out, so if paperwork gets misplaced at home we can usually confirm the history from our side as well.
