Choosing between combi, system and regular boilers
A combi boiler heats water on demand and suits smaller households or properties with a single bathroom, since it removes the need for a hot water cylinder or loft tank. It's the most common replacement across Blackpool's terraced and semi-detached stock where loft or airing cupboard space is at a premium.
A system boiler works with a hot water cylinder but no loft tank, and suits homes with higher simultaneous hot water demand: multiple bathrooms, or households who often run two showers close together. A regular (heat-only) boiler retains both a cylinder and loft tank and is usually chosen when replacing an existing regular boiler like-for-like, or where mains water pressure is too low for a combi or unvented cylinder.
We size and recommend the boiler type based on a proper assessment of the property, not by defaulting to whatever's easiest to fit. Getting this decision right at the outset avoids years of poor performance.

We fit both Baxi and Worcester Bosch boilers. Baxi is our recommended brand: we're a Baxi associate installer and working toward full approved installer status this year, and their range offers a strong balance of reliability and manufacturer warranty length. Worcester Bosch remains an excellent option where a household prefers that brand or has an existing Worcester Bosch system.
Depending on the model and installation, you'll get a choice of 5, 7 or 10-year manufacturer warranty. We'll set out exactly which warranty length applies to your chosen boiler and installation as part of the fixed quote, and register it in your name once commissioning is complete.

Sizing and heat-loss considerations
Boiler output is measured in kW, and getting this figure right matters more than most homeowners realise. Too small and the boiler struggles to heat the property on cold days; too large and it short-cycles, wasting fuel and wearing out components faster than it should.
We base sizing on the property's floor area, insulation standard, radiator count and size, glazing, and hot water demand, not a generic rule of thumb. Fylde Coast properties vary enormously, from solid-walled Victorian terraces near the seafront to cavity-wall 1970s semis further inland, and each needs a different calculation.

Flue and condensate routing
The flue carries combustion gases safely outside and must terminate with specific clearances from windows, doors, boundaries and other flues. Many Blackpool terraces and semis have boiler positions dictated by the original kitchen or bathroom layout, which can make achieving compliant flue routing genuinely difficult in a rear extension or mid-terrace property.
Where a straight rear or side wall flue isn't possible, we plan alternative routes, including extended horizontal runs, vertical flues through the roof, or repositioning the boiler entirely, to meet manufacturer instructions and building regulations without compromising on safety.
The condensate pipe, which drains acidic waste water from the boiler, needs correct fall and, ideally, an internal run to avoid freezing in winter. Externally run condensate pipes are a common cause of winter breakdowns on badly installed systems, and we route these to minimise that risk.

System cleaning and filters
Older heating systems, especially in properties that have never had a filter fitted, accumulate sludge and debris in radiators and pipework. Installing a new boiler into a dirty system without addressing this is one of the fastest ways to void a warranty and shorten the appliance's life.
Depending on the system's condition, we'll recommend flushing before installation and always fit a magnetic system filter as standard on new installs, protecting the new heat exchanger from whatever debris remains in the pipework.

Controls and smart thermostats
A new boiler is only as efficient as the controls managing it. We commission thermostats and programmers to match how the household actually lives, not just factory defaults, including weather compensation and smart thermostat setup where the boiler and household support it.
Smart thermostats give you remote control and better scheduling, which particularly suits holiday lets and second homes along the coast where heating needs to respond to irregular occupancy.

Building regulations and warranty registration
All gas boiler installation work is notified through building regulations as standard: this isn't optional and isn't something we skip to save time. You'll receive documentation confirming the work is compliant, which matters at resale and for insurance purposes.
Once commissioning is complete, we register the manufacturer warranty in your name so it's active from day one, alongside our own 24-month workmanship guarantee covering parts we've supplied, provided no third party interferes with the work afterwards.
